Smile Matagorda Bay Apartments

Good afternoon,

A friend of mine is considering buying a 1 bed apartment at the Matagorda Bay complex. Does anybody have any comments or info. about this complex and typically what is the asking price in this area.

If you look through the online estate agent pages, it will give you an idea about price. One thing to be careful about is proximity to runway and noise from planes.

we have stayed there

I don't know anything about purchasing in this complex, but we did spend four weeks there last February and loved it. Being newly renovated, the complex was in pristine condition in February, with beautifully laid out cactus beds and a lovely open but quiet aspect.

Regarding noise from the airport - this did not bother us at all. We could see planes flying out over the sea, but we didn't get noise from them in the Matagorda Bay complex.

I would not recommend buying there if you want a fully managed, busy, holiday apartment-hotel. When we were there in February, a good number of apartments were still unsold, and it was very quiet. As a number of purchasers were managing their own apartments privately, the designated Reception area was unmanaged most of the time, presumably because there wasn't enough need for it, and people who were renting the apartments would contact the owner directly if they had any problems. The grounds were well maintained by cleaners and gardeners, and some local residents helped out as representatives of owners who lived abroad. There are no entertainments, pool bars, restaurants etc on the complex, which is quite small. But there are several nearby larger complexes and hotels with amenities (small supermarkets) and evening entertainments etc. If we had the means, I would be happy to buy an apartment there. Wireless internet connection worked most of the time, but there are sometimes technical problems which take a few days to get sorted.

It always looks clean and tidy when I have been there/passed it.
The only thing to bear in mind is that if walking to it then its up hill.
However you get the views to sea so cannot have both I guess...

Not sure what price's are on offer but worth pushing hard for a deal,
there are not may real buyer's in the market at present..

We had a look at these apartments last year with a view to buying and i will say that they are beautiful and well maintained. Unfortunately we couldn't buy one but i will say that with regard to the reception area...this area is for sale along with the apartment above it. So therefore as long as this apartment is for sale there will be no reception and even if it sells the owner will have no obligation to provide a service there as it is not like a normal complex that would be completely owned by a group.
